Hashtags are critical if you want your posts seen by the right people.

In fact, a study by Quicksprout showed that interaction is highest on Instagram posts that used at least 11 hashtags.

As a real estate agent, you likely specialize in a specific area, so it’s important that you use hashtags that are narrow enough to reach buyers and sellers in the neighborhoods you serve.

For example, let’s say you have a new listing for a 2-bedroom condo in Orlando. Adding the hashtag #condo to your post is going to reach a geographically broad audience, and your post will get lost in the sea of over 1 million other posts using that same hashtag.

Using the term #OrlandoCondo, however, is going to draw the attention of people in your area with an interest in what you’re selling.

Where Should I Use Hashtags and How Many Should I Use?

Hashtags are used differently depending on which platform you’re posting to. Let’s look at a few of the key players in social media for real estate:

Facebook icon

Facebook – there’s no real benefit to using hashtags in Facebook posts as people rarely search for them there. If you want to add them, limit yourself to one or two. Any more can look spammy.

Instagram hashtags for real estate

Instagram – hashtags are a must on Instagram. But they’re used differently depending upon where you are on the platform:

Instagram Feed – use up to 30 relevant hashtags in every post. As mentioned above, avoid using broad ones like “#realestate” because they don’t target your local market. As far as where to put your hashtags, you can add them in the comments or in the actual post, either one works.

Instagram Stories – you’re allowed to use one hashtag if using a hashtag sticker (that’s where you tap the square smiley face icon at the top of the screen and then the hashtag button), or three if you type them in as text (by first tapping the Aa icon).

You’ll want to use broader hashtags in Instagram Stories (think #SeattleRealEstate vs #NeighborhoodNameRealEstate) since Stories only stay around for 24 hours, giving you a better chance of being found for that hashtag.

When adding hashtags to Stories, don’t try to hide them in the background or shrink them down so they can’t be seen. They must be legible or Instagram won’t rank your post.

IGTV – use up to 30 relevant hashtags in the description for your IGTV videos.

In your Instagram bio – use only a branded hashtag (i.e. “#SamSmithRealEstate”) in your bio so that people aren’t sent away from your content when they click on it.

LinkedIn icon

LinkedIn – there’s currently no limit on the number of hashtags you can use on LinkedIn, but it’s best to limit it to about five. Any more can look spammy.

Add them at the end of your post, because hashtags in comments or within articles don’t show up in hashtag feeds yet.

Twitter hashtags for real estate

Twitter – you can use as many as you like, but Twitter recommends not using more than two. They count toward your 280-character limit anyway, so you’ll want to limit the number you use.

Pinterest hashtags for real estate

Pinterest – Pinterest doesn’t limit the number of hashtags you can use, but like with Twitter, they do count toward the 500-character limit in your pin description, so it’s best to use just a few.

Keep Your Hashtags Relevant!

If your post is about mortgage rates for example, don’t include the hashtag #food just to attract more people. It does you no good, and most importantly, you can be penalized for it.

  2. Focus on smaller, niche hashtags like #SmithTownRealtor rather than just #Realtor.
  3. Create a branded hashtag for your business (think “#JaneSmithHomes.”) That way prospective clients can see all of your posts with just one click.
  4. Choose the hashtag for a micro neighborhood you serve and include it in all of your posts. That way when people search for (or decide to follow) that hashtag they’ll see that you serve the area.
  5. Research local hashtags your competitors are using for inspiration.
