Hashtags for Real Estate Blog

If you’re not using the right hashtags for real estate, you’re not reaching your ideal customers, and therefore, you’re losing business.

Hashtags are used on a variety of social media platforms, but in different ways. In this post, we’ll walk you through everything you need to know, along with a full list of real estate hashtags for 2022, how to create a hashtag strategy, and tips that will help you grow your business.

Hashtags in real estate posts are critical for reaching your ideal clients.

What Are Real Estate Hashtags?

Hashtags are keywords preceded by the # sign, and are used on social media as a way of categorizing content.

They’re important to use because they make it easier for people to find what interests them. Users can click on (and sometimes follow) a particular hashtag to see all the posts about that topic.

Why Should I Use Hashtags for Real Estate?

Hashtags are critical if you want your posts seen by the right people.

In fact, a study by Quicksprout showed that interaction is highest on Instagram posts that used at least 11 hashtags.

As a real estate agent, you likely specialize in a specific area, so it’s important that you use hashtags for real estate that are narrow enough to reach buyers and sellers in the neighborhoods you serve.

For example, let’s say you have a new listing for a 2-bedroom condo in Orlando. Adding the hashtag #condo to your post is going to reach a geographically broad audience, and your post will get lost in the sea of over 1 million other posts using that same hashtag.

Using the term #OrlandoCondo, however, is going to draw the attention of people in your area with an interest in what you’re selling.

What perfect marketing!

Using appropriate hashtags also tells the social platforms what your business is about so it can send more of the right audience your way.

Where Should I Use Hashtags and How Many Should I Use?

Hashtags are used differently depending on which platform you’re posting to. Let’s look at a few of the key players in social media for real estate:

real estate hashtags for facebook

How to Use Hashtags on Facebook

Facebook has begun pushing the use of hashtags to boost your organic traffic on the platform. Use hashtags here as you would Instagram real estate hashtags – make sure they’re relevant and targeted to people in the area you serve. At this time there’s no limit on the number of hashtags you can use, but again, keep them relevant. You can read Facebook’s basic help section on the use of hashtags here.

real estate hashtags for instagram

Instagram Real Estate Hashtags

Hashtags are a must on Instagram. But they’re used differently depending upon where you are on the platform:

  1. Instagram Feed – use up to 30 relevant hashtags in every post. As mentioned above, avoid using broad ones like “#realestate” because they don’t target your local market. As far as where to put your hashtags, you can add them in the comments or in the actual post, either one works. Above all, just be sure to use them.
  2. Instagram Stories – when adding hashtags to Stories, you’re allowed to use one if using a hashtag sticker (that’s where you tap the square smiley face icon at the top of the screen and then the hashtag button), or three if you type them in as text (by first tapping the Aa icon). You’ll want to use broader real estate hashtags in Instagram Stories (think #SeattleRealEstate vs #NeighborhoodNameRealEstate) since Stories only stay around for 24 hours, therefore giving you a better chance of being found for that hashtag. When adding hashtags for real estate to Stories, don’t try to hide them in the background or shrink them down so they can’t be seen. They must be legible or Instagram in turn won’t rank your post.
  3. Instagram Reels – real estate hashtags can definitely help your content get discovered in Reels. You can choose to place them either in your caption or as a comment.
  4. In your Instagram Bio – use only a branded hashtag (i.e. “#SamSmithRealEstate”) in your bio so that people aren’t sent away from your content when they click on it.

TikTok Hashtag Strategy

Hashtags can be very powerful on TikTok. Simply add them to your caption, but keep in mind that the character limit for a TikTok caption is 150 characters, and that includes hashtags. Because of that, you want to choose hashtags that your potential real estate clients will be searching for (things like city and neighborhood names) and incorporate those into all of your real estate marketing on TikTok.

real estate hashtags for linkedin

Where to Place Hashtags on LinkedIn

There’s currently no limit on the number of hashtags you can use on LinkedIn, but it’s best to limit it to about five. Any more can look spammy. Add real estate hashtags at the end of your post, because hashtags in comments or within articles don’t show up in hashtag feeds yet.

how to use real estate hashtags on twitter

Hashtags on Twitter

You can use as many real estate hashtags as you like, but Twitter recommends not using more than two. Besides, they count toward your 280-character limit anyway, so you’ll want to limit the number you use.

Pinterest hashtags for real estate

Pinterest’s Thoughts on Hashtags

Although Pinterest doesn’t limit the number of hashtags you can use, they do count toward the 500-character limit in your pin description, so it’s best to use just a few. 2022 UPDATE: Hashtags have become less valuable recently, so use real estate hashtags sparingly here, if at all.

Keep Your Real Estate Hashtags Relevant!

No matter how many you use, above all, hashtags for real estate should all be relevant to your post and your business.

If your post is about mortgage rates for example, don’t include the hashtag #food just to attract more people. It does you no good, and most importantly, you can be penalized for it.

Which Real Estate Hashtags Should I Use?

Using the right hashtags for real estate is critical. Here are a few key tips.

Real Estate Hashtag Strategy

  1. Firstly, choose real estate hashtags your potential clients will be searching for, NOT ones that speak to you and your industry knowledge. People searching for a home on Instagram for example, will NEVER search for the term #Realtor, #ISellHomes or #TopPerformer. Stop using them.
  2. Secondly, focus on smaller, niche hashtags for real estate like #SmithTownRealtor rather than just #Realtor.
  3. Thirdly, create a branded hashtag for your business (think “#JaneSmithHomes.”) That way prospective clients can see all of your posts with just one click.
  4. Fourthly, choose the real estate hashtag for a micro neighborhood you serve and include it in all of your posts. That way when people search for (or decide to follow) that hashtag they’ll see that you serve the area.
  5. Fifthly, research local real estate hashtags your competitors are using for inspiration.
  6. Lastly, save lists of your commonly used real estate hashtags. Then just copy and paste them into your posts.
